This tool gives general information, not legal advice. The core rule: under article 7:417 of the Dutch Civil Code an agent acting for the landlord cannot also charge the tenant a mediation fee, and the Wet goed verhuurderschap (since 1 July 2023) reinforces it. Exceptions exist (mainly if you hired the agent yourself). For your specific case, confirm with Het Juridisch Loket, the Huurcommissie, or the municipality's rent-help page for Utrecht.
